How does the process start?
Let us know about your property so we can visit you to list the property. With Sara Grech, you get a premium marketing plan, such as a professional photographer, digital marketing, website, and other property portals. We proactively market your property on our database which has a large number of qualified tenants.
What should you expect from the rental team
First impressions count, so the way your property is presented is significant to a successful rental. Our professional photographer will book an appointment with you to come and visit to take photos.
The Rental agent will email you the visit to show you the listing and photographs and when you are happy we will then proceed to market your property immediately.
What happens once a tenant places an offer?
The Rental agent will contact you to give you feedback with regard to your viewings. He will inform you of any offers received and you are then able to make the decision whether to accept the offer.
What happens when an offer is accepted?
Once the offer is accepted, the agent will ask the tenant to send a deposit to hold the property and set up the documentation to sign the contracts. Generally, contracts are signed for one year with one month’s rent as a deposit.
What are the Landlords responsibilities?
Prior to signing the contract, the landlord is responsible to ensure that all applicances are in good working order, and the property is neatly painted and presentable, and clean.

What happens when I make an offer?
Once you place an offer with your agent, the agent will contact you to give you great news about your move-in date.
What happens once my offer is agreed?
Once the landlord agrees to your offer, the Agent will ask you to send us the holding deposit which is one month’s rent and in most cases, a deposit for water and electricity.
How much is my deposit?
The tenant pays the landlord a deposit which is equivalent to one month’s rent. The landlord returns the deposit to you after the tenancy is completed and once the landlord inspects the premises and finds the property clean and tidy and there are no breakages.
What documentation is required?
You are required to provide us with a copy of your passport or identity card to sign the contract with the landlord.
When do I get the keys?
You obtain the keys to your new home once you sign the contract, fill in the customer form and pay the deposit as well as the first month’s rent and the agency fee.
